2026 TOWN-WIDE REAPPRAISAL

NEMRC has completed a reappraisal of all real property in Wheelock as of April 1, 2026.

Please consider your appraisal to be at current fair market value levels.

There has been a very significant increase in what properties in Wheelock and the surrounding area have been selling for in the past three years. This very significant change in the market is what is driving up values.

Remember, when the grand list goes up, the tax rate goes down. The 2025 Town Report contained charts on page 14 that reflected the impact on the tax rate of the budget and articles that passed at Town Meeting. The impact of the after-town-wide-reappraisal grand list can not be calculated until after the Grievance Period ends.

 

Change of Appraisal Notices are being mailed to all property owners the last week in March.

 

Informal Informational Meetings are being offered by the assessors from NEMRC. They will be conducted either by phone or in person at the Wheelock Town Hall BY APPOINTMENT. Please call:                802-227-7383 for an appointment with teh assessors from NEMRC  

                        date of hearings:      April 8 – 9    9:00am-3:00pm.

 

Formal Grievance Hearings will be held in accordance with state statutes. A written statement of your grievance must be submitted to the Town of Wheelock:

Grievance Hearings are by appointment only. Please call 802-227-7383 (NEMRC) for an appointment.  The town clerk cannot schedule these appointments.
